Three large suites pay host to magnificent bathrooms with outside showers and lounging areas. The fourth suite is accessed from the palm court and central living areas. A smaller upstairs suite with superb views is adjace nt to the master bedroom.  

The windows of the sexy principal suite frame magnificent views of the ocean and Marietta Islands. This space was designed to be utilized; a sunken outdoor bathtub and his ‘n hers outdoor showers are ideal for chilling at the end of a tough day poolside. This villa is in the most coveted Ranchos Estates community, part of the exclusive Punta Mita Development. Situated walking distance from a white sand beach, the home is also within easy walking distance of several other small bays where you can enjoy swimming, snorkeling, kayaking and other water sports. The beach, known for its famous surf break, “La Lancha”, is unique to the area as it offers an ideal place for those new to surfing to learn the ins-and-outs of the sport while also providing waves that can challenge even the most advanced surfers.

Access to a white sand swimmable beach from the villa's garden depends on the time of year when the tide is lower (Nov to Jun) and requires a short walk over pebbles.  
Principal Suite and Bedroom 2 are located up a short floating staircase without a handrail.  
Bedrooms 4 and 5 are versatile and can be set up as one king-size bed and one twin or one full bed or two full beds, great for small kids to sleep together.  
Food and Beverage deposits required per person in addition to the security deposit.  
Tips are not included; tipping house staff and concierge-ambassador teams is customary in Mexico, but all tips should be based on level of service and satisfaction with the services provided.

In the garden area, the neighboring villa is separated by plants only, though guests (including Hollywood stars) have not complained of privacy issues during their stay.
